Below please find a list of the most common documents you will need to obtain commercial financing.

Brief Project Summary - This should include the loan amount you are requesting, the source of your funds, estimate present value, estimated value after any planned renovations or construction and your exit startegy.

Description of the Project - Include the type of property, the year it was built, any major renovations that have been done, the square footage, the size of the building's footprint and total number of stories, a description of the building's exterior, total square footage of the land and any parking information available.

Summary of the Borrowers - You will need to include the names of the principals as well as any business entity, the state and date that the entity was formed as well as any contact information available. Additionally, you should provide property management experience, development and rental experience and financial capabilities of all principals.

Project Valuation - Any recent appraisals or assessments that have been done should be submitted.

Current Rent Roll - If property is tenant occupied you should be prepared to provide unit number, tenant name, approximate square footage of each unit, the tenant's move-in date, the amount of their security deposit and their current rent.

Operating History - You will need to provide this for the previous two years as well as the current YTD. If it is a purchase transaction this information will come from the P&L statement from the seller. If it is a refinance transaction it will come from the tax returns.

Color Photographs - Provide photos from the front, rear and sides of the property as well as photos showing views up and down the subject street and surrounding buildings. You will likely not be asked to provide interior photos.
